How Nantucket HOAs Shape Daily Life

The first in a series. Adapted from my original piece, Nantucket HOAs: How Neighborhood Rules Shape Island Life, December 2025.

Not every Nantucket neighborhood is run the same way. Homeowner associations here range from full-service communities to light-touch groups that mostly look after a shared road. The right fit depends on how you want to live, so it pays to understand the differences before you fall in love with a house.

Three village-style communities

Smaller associations

Groups such as Cedar Crest, Elle's Way, Wright's Landing, Abrem Quary and the Nobadeer Meeting House condominium association usually have lower dues and lighter governance. They tend to focus on roads, utility easements or architectural consistency, which can suit buyers who value privacy, space and autonomy.

Before you buy

Ask for the governing documents, the current dues and any recent or planned special assessments. The rules can affect renovations, rentals and resale.

This is educational information. Please have your attorney review association documents before you buy.
