Is Now a Good Time to Buy on Nantucket?

Figures are updated through 2025. Adapted from my original piece, When Is a Good Time to Purchase Property on Nantucket?, February 2022.

Buyers ask me this more than almost anything else, usually with a worried look: have I missed it? When the market is making headlines, it can feel as though the door has closed.

Here is the context. Nantucket posted a record year in 2021, with sales over $2 billion. In 2025, Fisher's year in review counted 417 sales across all property types, about $1.81 billion in dollar volume (up 34 percent from 2024), an average selling price of about $4.3 million and a median single-family price of $3.5 million. Zillow's Home Value Index put the typical island home at about $2.96 million at the end of 2025, up 1.8 percent over the year, compared with about $1.41 million in January 2014.

Two patterns stand out. Over the long run, the general direction has been upward. And when the broader market softens, Nantucket has tended to be the last to dip and among the first to recover.

Past performance does not guarantee future results, and I cannot tell you where prices will go next. What I can say is that there is rarely a clear signal for the perfect moment, and waiting for the market to settle has its own cost: time not spent building equity or memories here.

My honest answer is that it is both never the perfect time and always a right time, depending on your goals, your financing and how you plan to use the home. A conversation about those three things usually tells us more than any chart.

This is educational commentary. For financing and tax questions, please bring in your lender and CPA.
