Need to Cancel a Nantucket Vacation Rental?

Here is what happens next, in plain language. Adapted from my Fisher guide Need to Cancel Your Nantucket Vacation Rental?, March 2026.

Plans change. If yours has, the first thing to know is that your signed lease governs, and the most helpful thing you can do is call me quickly.

How it typically works under Fisher's standard lease

• You remain responsible for the full rental amount for the lease period.
• If the home is re-rented, you may receive a refund, minus a 15 percent cancellation fee on the gross rental and any difference if the new booking is for less than the original.
• If the week cannot be re-rented on the same terms, or at all, you remain responsible for the full amount.
• A separate provision allows full cancellation if a law in effect when you signed legally prevents you from traveling from home, or prevents the owner from renting the property.

Why timing matters

Nantucket summer weeks are limited, and demand is strongest in the months before peak season. A week that opens in April is far easier to rebook than one that opens in July. Even if details are not settled, tell me early.

What to do

• Call your Fisher rental agent right away, then follow up in writing.
• Be clear about your intent. Say plainly whether you are asking a question or formally cancelling.
• Expect me to review demand and comparable availability and work to rebook as quickly as possible, and as close to the original terms as I can.

Your refund depends on the replacement booking, not just on the cancellation itself. I will do everything I can to rebook, though I cannot promise a specific outcome.
